For self-employed borrowers, brokers and anyone who has to prove what they earn

Bank statements to proof of income. A number the lender can check for themselves.

A deposit total is not income. Transfers between your own accounts, loan proceeds, refunds and reversals all arrive as deposits, and an underwriter knows it — which is why a printed total gets sent back. SheetParser separates operating receipts from everything else, lists each exclusion, and keeps the page behind every monthly figure, so the packet answers where the number came from before the question is asked.

Who it's for

Self-employed & 1099 borrowers

No pay stub to point at. A twelve-month deposit analysis with the method stated and every exclusion shown, ready for a bank statement loan file.

Who it's for

Mortgage brokers & loan officers

The same income file shape on every borrower, with the pages already cited, so underwriting is not a second round of emails.

Who it's for

Small business owners applying for credit

Revenue evidence tied to the account it actually landed in, rather than a spreadsheet someone typed the night before.

What this actually fixes

Gross deposits are not income

Self-transfers, owner contributions, loan proceeds and refunds all land as deposits. Counting them as income overstates the file, and a reviewer who pulls three months at random will find it.

A printout cannot be checked

A lender cannot tell which page a monthly total came from, so the honest parts of the file get treated as unverified along with the rest.

Every file is assembled differently

Two brokers produce two different income numbers from the same statements, and the difference turns up in underwriting as a credibility problem rather than an arithmetic one.

What comes out

One upload, one set of compute-ready outputs — not a screenshot of a table.

Operating deposits, separated

Deposits are classified into recurring operating receipts, transfers between the borrower's own accounts, lender or advance proceeds, refunds, chargebacks and reversals. Each exclusion is listed with its amount — not just subtracted.

Month-by-month income table

One row per month with gross deposits, exclusions and net operating income, plus the statement period actually covered. Nothing is annualised without saying so.

Every month tied out

Opening + deposits − withdrawals = closing is recomputed for each statement, so a missing page or a dropped row is caught before the file leaves your desk.

Page and region per figure

In the workspace, click a monthly total and the source statement opens at the deposit that produced it — the answer to 'show me' in one click.

Workbook, CSV and a one-page summary

The .XLSX for the underwriter, the CSV for their model, and a printable summary with the method stated in plain language.

A link the lender can open

An optional hash-bound certificate binds the packet to the exact statements submitted. The lender verifies it without an account.

How it works

STEP 1

Upload the statements

One combined file or separate months. 1 file a day is free up to 10 pages; paid packs open files up to 150 pages.

STEP 2

Deposits are classified, months are tied out

Operating receipts are separated from transfers and one-off credits, and each statement is reconciled before it is used as evidence.

STEP 3

Send the packet, not the PDFs

Download the workbook and the summary, or share a verification link the lender can check for free.

  • One file = one credit, up to 150 pages on a paid pack
  • No merged cells; numbers arrive as numbers
  • Every extracted value traces back to its source page
  • Files shredded after conversion, never used for training
  • A fresh file allowance every billing cycle; cancel anytime
  • An optional hash-bound certificate anyone can verify for free

Questions

Does this guarantee the loan is approved?+

No. It is evidence, not a decision — the credit decision stays with the lender. What it removes is the 'where did this number come from' question, which is the one that sends a file back for another week.

What counts as operating income?+

Recurring receipts from customers and clients. Transfers between the borrower's own accounts, loan or advance proceeds, refunds, chargebacks and reversals are excluded, and each exclusion is listed with its date, amount and source page.

Do lenders accept bank statements as proof of income?+

It depends on the programme. Bank statement loan programmes and some commercial and MCA underwriting work from deposits; other programmes want tax returns or a CPA letter. This produces the deposit analysis those programmes ask for — it does not replace a tax return.

How many months should I upload?+

Twelve months where the programme asks for a year, three or six for shorter programmes and most MCA files. Upload what you were asked for; the summary states the period it actually covers rather than implying a full year.

What happens when a month does not tie out?+

The break is flagged on the row where it occurs and listed in the cross-check panel with a link to the source page. Nothing is auto-corrected, because a silently repaired number is worse than a visible gap.

Do you keep the statements?+

Files are shredded after conversion and never used for training. Paid accounts keep their own report history and can delete entries at any time.
